Property management
Property management in Rapid City and the Black Hills
Rapid City is our home base. We serve owners in and around Rapid City, Box Elder, Black Hawk, Summerset, Piedmont and Spearfish.
Most Rapid City owners don't go looking for a property manager until something breaks. A tenant stops paying, a furnace quits in January, or a unit sits empty through a month that should have been easy to fill.
We'd rather meet you before that. Rapid City is our home base. Our office is at 601 West Blvd, our president has lived here since 1998, and we serve owners in and around Rapid City, Box Elder, Black Hawk, Summerset, Piedmont, and Spearfish.
What we do for Rapid City owners
- Leasing and screening. We price the unit, market it, show it, and screen every applicant the same way: verified income, real landlord references, eviction history, and a criminal background check handled within fair housing rules. A credit score alone never makes the decision.
- Rent collection. Tenants pay online through a tenant portal. Late rent gets addressed right away, and the same way every time, because we've seen what happens when it isn't.
- Maintenance coordination. Tenants submit requests, and we send vetted vendors with verified licensing and insurance. Our standard is repairs handled within seven days, and most routine calls are same day or next day.
- Inspections. We inspect every property twice a year and document it with photos, so small issues get caught while they're still small.
- Owner reporting. You know what's happening with your property: rent, repairs, and what we found at the last inspection. No guessing.
What makes renting in Rapid City different
Ellsworth Air Force Base
Ellsworth, just outside Box Elder, is home to the 28th Bomb Wing and was selected as the first base for the Air Force's new B-21 Raider. Military households are a real part of the local renter pool, and they move on orders, not on a school calendar. Federal law (the Servicemembers Civil Relief Act) lets a qualifying service member end a lease early after receiving permanent change of station orders or deployment orders of 90 days or more. We plan leases and turnovers with that in mind so it's never a surprise. Nothing here is legal advice. Talk to an attorney about your specific situation.
Tourism season
Rapid City is South Dakota's second-largest city and the gateway to the Black Hills, and every summer brings a wave of visitors. That tempts some owners toward short-term rentals. We don't manage those, and we've explained why. We'll point you to people who do, or run honest numbers with you if you're thinking about switching to long-term.
Black Hills weather
Winters here can swing from mild to brutal in a day. Clogged furnace filters, frozen pipes, and unshoveled sidewalks are real problems here, not hypotheticals. That's a big part of why we inspect twice a year.
How we price and lease fast
A vacant month is a month of rent you never get back. It's just gone.
So we price to what the market will actually pay. That doesn't mean your mortgage payment, and it doesn't mean what the unit down the street is asking but hasn't rented at. We've written about how to actually price your rental and why it never pays to overprice.
Then we move fast. We show units within hours whenever we can, let applicants apply from their phone at the showing, and approve the same day when the file is complete. Our goal is seven days or less from move-out to signed lease. That's a goal, not a guarantee, but it shapes every turnover. Repairs, cleaning, and photos get scheduled before the last tenant's keys are even back.

Why this matters
Rapid City is a good rental market for owners who treat it like a business. It's a hard one for owners who wing it. Usually the difference isn't the property. It's the process behind it.
We've written before about what we find when we take over a professionally managed property. Most of it comes down to missed inspections, loose enforcement, and slow response. All three are fixable.

Questions Rapid City owners ask
Which areas around Rapid City do you serve?
Can a military tenant at Ellsworth AFB break a lease?
Under the federal Servicemembers Civil Relief Act, a qualifying service member can end a lease early after receiving permanent change of station orders or deployment orders of 90 days or more. We plan leases and turnovers with that in mind. This isn't legal advice; talk to an attorney about your situation.
Should I turn my Rapid City rental into a short-term rental?
We don't manage short-term rentals, and we'll refer you to people who do. If you're weighing it, we'll run honest long-term numbers with you first. Why we don't manage them.
How often will my Rapid City rental be inspected?
Twice a year, with photos. Black Hills winters are a big part of why: furnace filters, frozen pipes and sidewalks are real problems here.
How do you set the rent?
We price to what the market will actually pay, based on comparable rentals that actually leased, not your mortgage payment or another unit's asking price.
How quickly will repairs be made?
Our standard is repairs handled within seven days, and most routine calls are same day or next day, using vetted vendors with verified licensing and insurance.
