What we do

Everything a rental needs, handled the same way every time

Most owners don't go looking for a property manager until something breaks. A tenant stops paying, a furnace quits in January, or a unit sits empty through a month that should have been easy to fill. We'd rather meet you before that.

Rental pricing

We price to what the market will actually pay: not your mortgage payment, and not what the unit down the street is asking but hasn't rented at.

Marketing & showings

Every property we manage is listed directly by us. We show units within hours whenever we can, and applicants can apply from their phone at the showing.

Tenant screening

Every applicant is screened the same way: verified income, real landlord references, eviction history, and a criminal background check handled within fair housing rules. A credit score alone never makes the decision.

Rent collection

Tenants pay online through a tenant portal. Late rent gets addressed right away, and the same way every time.

Maintenance coordination

Tenants submit requests and we send vetted vendors with verified licensing and insurance. Our standard is repairs handled within seven days; most routine calls are same day or next day.

Inspections & reporting

We inspect every property twice a year and document it with photos. You know what's happening: rent, repairs, and what we found at the last inspection.

How we price and lease fast

A vacant month is a month of rent you never get back

  1. Free rental analysis

An honest rent range for your property, even if it isn't the number you were hoping for.

  2. Make-ready & listing

Repairs, cleaning and photos get scheduled before the last tenant's keys are even back.

  3. Showings & screening

Fast showings, mobile applications, and the same screening standard for every applicant.

  4. Lease & move-in

Same-day approval when the file is complete. Our goal: seven days or less from move-out to signed lease.

  5. Ongoing management

Online rent, prompt repairs, twice-a-year inspections and clear owner reporting.

Seven days from move-out to signed lease is a goal, not a guarantee.

Questions owners ask us

What does Blair Allen Property Management handle for owners?

Rental pricing, marketing and showings, tenant screening, leases, online rent collection, maintenance coordination with vetted vendors, twice-a-year inspections with photos, and owner reporting on rent, repairs and property condition.

How do you screen tenants?

Every applicant is screened the same way: verified income, real landlord references, eviction history, and a criminal background check handled within fair housing rules. A credit score alone never makes the decision. Read what good screening catches that a credit score doesn't.

How fast can you lease my rental?

Our goal is seven days or less from move-out to signed lease. It's a goal, not a guarantee. We schedule repairs, cleaning and photos as soon as we get notice, show quickly, let applicants apply from their phone, and approve complete applications the same day when we can.

What do property management fees cover?

A fee should buy a clearly defined set of services, not a list of surprises. Ask any manager, including us, for the full fee schedule in writing before you sign. Our guide: Property Management Fees Explained.

Can I switch to you from my current property manager?

Yes. Plenty of owners who call us already have a manager. We handle the transfer of leases, deposits and records. See how to switch property management companies.

I manage my rental myself right now. Can you take over?

Yes, and most of our owners started out self-managing. We'll walk the property and review your current lease, rent and any open repairs, then take over the lease you already have, so your tenant usually doesn't have to sign anything new or move. We move the security deposit into our trust account, introduce ourselves to your tenant, and set them up with online rent payments and repair requests. A move-in inspection with photos records the home's condition from day one. After that, rent, repairs and tenant calls come to us, and you get monthly statements. See what we find when we take over a property.

What size properties do you manage?

All sizes. We manage single-family homes, duplexes and small multifamily, larger apartment buildings and full apartment complexes. Whether you own one rental or hundreds of units, you get the same screening, the same maintenance standards and the same monthly reporting.

Do you take every property?

No. Before taking on a property we run the actual numbers. If it isn't a good fit for professional management yet, we'll tell you. Why we turn down owners.

Do you manage short-term rentals?

No. We manage long-term rentals only, and we'll refer you to people who specialize in short-term rentals. Here's why.

What should your rental actually be earning?
