Property management

What's included when we manage your rental

Rapid City is a good rental market for owners who treat it like a business. Usually the difference isn't the property. It's the process behind it.

Rental pricing

We price to what the market will actually pay: not your mortgage payment, and not what the unit down the street is asking but hasn't rented at.

Marketing & showings

Every property we manage is listed directly by us. We show units within hours whenever we can, and applicants can apply from their phone at the showing.

Tenant screening

Every applicant is screened the same way: verified income, real landlord references, eviction history, and a criminal background check handled within fair housing rules. A credit score alone never makes the decision.

Rent collection

Tenants pay online through a tenant portal. Late rent gets addressed right away, and the same way every time.

Maintenance coordination

Tenants submit requests and we send vetted vendors with verified licensing and insurance. Our standard is repairs handled within seven days; most routine calls are same day or next day.

Inspections & reporting

We inspect every property twice a year and document it with photos. You know what's happening: rent, repairs, and what we found at the last inspection.

How we work

From first call to signed lease

  1. Free rental analysis

An honest rent range for your property, even if it isn't the number you were hoping for.

  2. Make-ready & listing

Repairs, cleaning and photos get scheduled before the last tenant's keys are even back.

  3. Showings & screening

Fast showings, mobile applications, and the same screening standard for every applicant.

  4. Lease & move-in

Same-day approval when the file is complete. Our goal: seven days or less from move-out to signed lease.

  5. Ongoing management

Online rent, prompt repairs, twice-a-year inspections and clear owner reporting.

Seven days from move-out to signed lease is a goal, not a guarantee, but it shapes every turnover.

Frequently asked questions

What does a property manager do in Rapid City?

A property manager handles the day-to-day work of owning a rental: pricing it for the local market, marketing and showing it, screening applicants, signing the lease, collecting rent, coordinating repairs, inspecting the property and reporting to you. In Rapid City and the Black Hills that also means planning for winter, from frozen pipes to snow removal.

Where do you manage rentals?

Blair Allen Property Management serves owners in Rapid City, Box Elder, Black Hawk, Summerset, Piedmont, Spearfish, Sturgis and Huron in South Dakota, and Billings, Montana. See all service areas.

How much rent can I get for my rental?

It depends on the home, its condition and what renters are actually paying for comparable homes nearby. Request a free rental analysis and we will give you an honest rent range, how long it should take to lease, and what we would do to get it there. There is no obligation to hire us.

How often do you inspect the properties you manage?

Twice a year, documented with photos, so small issues get caught while they are still small.

How fast do repairs get handled?

Our standard is repairs handled within seven days, and most routine calls are same day or next day. We use vetted vendors with verified licensing and insurance.

Do you manage short-term rentals or Airbnbs?

No. We manage long-term rentals only. We will point you to people who do short-term rentals, or run honest numbers with you if you are thinking about switching to long-term. Here is why.

Where can I find homes for rent?

Every property we manage is listed directly by us. See our Homes for Rent page for current openings across South Dakota and Montana.

Should I sell my house or rent it out when I move?

Run the real numbers first: expected rent against the full cost of holding the home. Because Chris is a broker who also leads a property management company, you can compare both paths side by side. Read Should You Sell or Rent Out Your House When You Move?
