Renter questions

Where can I see your available rentals?

Every property we manage is listed directly by us. Current openings across South Dakota and Montana are on our Blair Allen listings page, where you can view homes and apply online.

What are your rental criteria? How do I qualify?

Our rental criteria spell out exactly what we look at, the same way for every applicant: income of at least 2.5 times the rent, rental history, credit, criminal background, occupancy, pets and deposits. Read them before you apply.

Do I have to pay anything before I see the home?

No. You'll always see the home in person before any money changes hands, and you don't have to apply before you tour.

How do I avoid rental scams?

Never pay a deposit or fee for a home you haven't toured, and only trust listings that match what we post on our own listings page. If something looks off, text our office at (970) 450-5102 (text only, Mon–Fri 9–5). Read how to protect yourself from rental scams.

Do I pay utilities, or are any included?

It depends on the property. Each listing on our listings page shows which utilities the tenant pays and which, if any, are included in the rent. If it isn't clear, ask before you apply.

Do you allow pets?

It depends on the home. Where pets are allowed, there's one $500 pet deposit per household plus $50 per month per pet. Assistance animals are not pets and are handled as a reasonable accommodation, with no pet deposit or pet rent.

Is renters insurance required?

Yes, renters insurance is required for every lease. We accept any qualifying renters insurance policy from the provider of your choice, or you can purchase a plan through a trusted third-party provider we work with. What it covers and why it's required.

I'm a current resident. How do I request a repair?

Submit a maintenance request through your tenant portal. That's the fastest way to get it handled and documented. Emergencies: call (605) 545-1218.
